Guaranteed Inspection Services

We were the homeowner/seller of a home for which this company performed an inspection. We were truly diappointed with the way Matthew Gessner treated our home. He tracked dirt all over the floors, left dirt from unknown source in the sink, left dirty handprints on 2 doors, left lights on in the home, left the electrical panel open, left residue from something oily (his bag?) on the kitchen countertops, and did not follow instructions such as alerting our agent that he was present in the home. Our home was completely disrespected. We only discovered these items several days later after the buyers backed out of the contract. What a disappointment. 🙁

Had Guaranteed do an inspection on my new build and Matt Gessner found items not up to code. Inspection was very in-depth & thanks to Matt items got fixed that were over looked. If you want your home to last for decades, have Gauranteed do your home inspections, it will save you tens of thousands of dollars in the long run.

Matt did a great job inspecting our 100 yr old home. He was great at keeping things in perspective, acknowledging the home's age and explaining historical building practices along the way. This really helped us understand the unique aspect of the house.

Use caution if buying a home based on their inspection. I purchased a home two years ago that was inspected by this company. The number of major items that were not identified is incredible. The most recent was the bucket in the attic collecting water from a leaking roof that was there before purchase (with roof damage visible) and would have been visible at time of inspection. They found plenty of leaking faucets but not the major items that would have dissuaded us from a purchase. The inspector was pleasant so no complaints there but the cost of what he missed has been down right heartbreaking.

Matt Gessner runs a first class inspection company. I have known him for over 20 years and he has preformed hundreds of inspections for our buyers and done an awesome job for them. His inspectors are professional, detailed and courteous!

Matt was delightful and professional to work with! They went above and beyond during my new construction inspection. Checked every little nook and cranny and found a number of fairly concerning items as well as tiny details that I would have shrugged off or never noticed until damage was potentially done down the line.

We had them inspect the house we bought. They mentioned all sorts of things that were either flat out wrong or very insignificant, yet missed ALL SORTS of issues that were major and obvious. I tried contacting them about it and they said they'd get back to me. Never did. Not surprised. They aren't worth the few kilobytes their online certifications take up in their inbox, nor the money they paid the community library to print them out. Find someone else. EDIT: 6 months after posting this, they still never got back to us. Their contract says that if they missed anything major, you can request a refund, but you can't get a refund if you can't get a hold of them. Real big brain move there.
