If you are considering AM Home Inspection, STOP and look elsewhere. If you are a realtor STOP recommending AM Home Inspection, your clients will be very thankful. Our experience with this company has been extremely disappointing, unprofessional, and costly. We trusted them to inspect our home before purchase (inspection date: July 3, 2024), and they missed multiple serious, visible, and accessible defects that any competent inspector should have caught. The issues we discovered after moving in include: Active roof leaks — we paid $10,000 to replace the roof. Broken footers and structural separation in the foundation, with contractor estimates of $20,000–$30,000 to repair. A sagging main support beam in the crawl space, which had visible signs inside the home that we pointed out to Tony during the inspection. These defects were clearly visible and accessible at the time of inspection. They were not hidden or subtle; any thorough inspection should have flagged them. The failure to do so has left us facing $40,000–$50,000 in unexpected repairs, a sum that can be life-changing for anyone's future. I met with the inspector, Tony, on September 22, 2025, to review these issues. He acknowledged seeing the defects and promised to follow up that night. Despite this commitment, I made four phone calls and sent two emails over the next four weeks — none were returned. I later learned he refused to communicate further only because my realtor reached out to him and he was willing to talk with her. This level of unprofessionalism is unacceptable. Home inspections are supposed to protect buyers from major defects and unforeseen costs. In our case, the trust we placed in this inspector was completely violated. Families should not rely on AM Home Inspection — there are many other inspectors who will provide thorough, professional, and responsible service. I have extensive documentation to support all of these claims, please look through the pictures as they give just a small view into the evidence of neglect. Given the seriousness of these oversights, I will be filling a formal complaint with the Indiana Professional Licensing Agency (IPLA) to ensure accountability. If you are considering hiring this company STOP and hire a different inspector entirely. Your family’s financial well-being depends on it. If you are a realtor STOP recommending AM Home Inspection, your clients financial future depends on it. Anthony did an amazing job walking us through our home inspection every step of the way! His septic inspection as well as home inspection was amazing! He took the time to explain things to us even when he didn’t have to. We were very lucky to have chosen such a great inspection company! I will always suggest this company and specifically Anthony!!!
Tony is great. Very knowledgeable, pleasant, and easy to talk to. He was very helpful and provided us with a lot of information, not only about the home, but a lot of helpful information on ways to preserve our septic system! He is very thorough and appears to take a lot of pride in helping people understand their homes! 5/5 would recommend!
My husband and I trusted AM Home Inspection to protect us when buying our home — but we were left with tens of thousands of dollars in damage that should have been caught. Was recommended by the realtor we worked with. Inspected the house but never checked out the crawlspace (there are no pictures of it in our inspection; he said that he couldn't access the crawlspace, which was a lie). When we asked about the sagging floors the inspector said it was just because it was an old house, nothing to worry about. We believed him because we were first-time buyers. Come to find out, he missed damage in the sill plate and floors that was estimated to cost 50 grand to repair. Do not trust these people. Edit: I'm refusing to give my real name and contact information, but just know that you helped screw over a young couple that just wanted to start their lives. I want this review to sit here as a reminder of that. And no, I did not post 3 reviews in 30 minutes. Two were several days apart, and the other was months ago.
