West Coast Premiere Construction has completed a Seismic Retro Fit Upgrade on my 15 unit apartment in Oakland, and on a 8 unit and 24 unit apartment in Alameda. I was very pleased with the job they did. The work was completed on time, within budget, neatly and without any issues. The workers were very courteous and communication with Homy was easy. I highly recommend Homy Sikaroudi and his team at West Coast Premier Construction based out of Oakland. I've worked with him on two major earthquake retrofit projects for soft-story apartments--one in Alameda and the other in Millbrae--and he could not be a more excellent engineer and contractor. I came into the project with little understanding of how to handle a major renovation project, and I had two key requests: to provide an accurate estimate of the projected costs, as I feared being given a low-ball estimate and then being surprised by unexpected cost overruns, and also to treat these projects as though it were his own properties, and ensure that safety is of the utmost highest priority. He scored well on both counts. Homy and Fred Darouian are able to explain in clear terms an assessment of the property, what works well and what is vulnerable in a major earthquake. They're also able to clearly explain the proposed retrofit solution--why it's designing this way, and how it'll make the building far more safe when the inevitable large earthquake hits in the future. For both retrofits, West Coast Premier Construction installed strong steel frames in the carport and garage areas, strengthening the building at sections where they were held by skinny or flimsy columns or supports that could snap in an earthquake. They also installed stronger "shear" walls when needed to add strength. Homy and his team handled communications with the cities and the securing of permits. For one of the properties, the company also handled the contracted work on removing an old balcony system and replacing it. Sometimes, unexpected issues do come up that cost additional money, and Homy clearly communicated with me when that happened. And there were also times when costs came in less than expected, and Homy shared the good news with me too. West Coast Premier Construction is an honest, experienced seismic retrofitting company, and I would be more than happy to work with them again.
