I was truly impressed with CKA 's Professionalism & Customer Service. Tracie was thorough in explaining the inspection process & getting an appointment immediately. Chris is excellent at his craft & patient in explaining the inspection report. I would highly recommend CKA to anyone that needs a home inspection.

DO NOT RECOMMEND. 0 STARS. I regret paying for Chris' inspection (if you can even call it that), as all it has resulted in is thousands of dollars out-of-pocket and the home warranty company to deny my claims. VERY frustrated with the "service" I received. I was too trusting going into buying my first home and relying on the home inspection report and the inspector (Chris) to be thorough. He only "visually inspects the operation" (per his contract) and does not actually test the components to make sure they are functioning properly. I relied on his report and then after moving in found out 5 electrical panel breakers were bad and 1 wire had incorrect sizing. He stated on his report they were "no visual issues" and "correct wire size per breaker" - both which were false!! (See photo) This cost me $2,811 in repairs. The second issue I had was with the HVAC not reaching temperature. He told me it was operating as expected and a couple of degrees off was not a big deal and I didn't need to worry about it. I TRUSTED him (big mistake!!) and now I am paying the price (~$16,000) to replace it, as it is indeed a BIG deal to have an HVAC unit that is half the size it should be. Before getting the repairs done, I reached out to him and he told me if there were any issues to "give him a chance to correct it before someone else makes repairs". So I reached out to him about the HVAC gas leak before I had any repairs done and then he responded saying he noted it didn't make temperature and he suggested having service done, but he would not help me try to correct the issue like he previously stated. I did reach out to Chris before getting any repairs done and gave him a chance to correct. He refused. The electrician was out to test ALL systems, not just the stove. The stove is what told me something bigger was wrong. In regards to the HVAC, Chris verbally told me everything was operational as expected and to "not worry about it." Of course he would not write that in his report though and is now denying his words. Do not trust him!

Tracie was able to efficiently schedule a prompt inspection and sent Chris as a representative. Chris was professional, kind, well versed in his craft and patient, answering questions in a manner I as a non craftsman could easily understand and know what items absolutely required further professional intervention. I am confident in moving forward at this time, armed with his report to negotiate any cosmetic or required repairs from my seller.

Chris has valuable knowledge as a licensed home inspector that was extremely useful for helping us get a better sense for the home. His approach was thorough and not rushed. He was diligent about his work and took time to explain the findings and answer any questions about the inspection report. I would encourage anyone who is looking for a home inspection company to call Chris and Tracie Amador at CKA Home Inspections.
