Advanced Property Inspections

I'm a realtor in Los Angeles and had the pleasure of meeting MaryKay during a presentation at our office meeting. Her passion for her team's work ethic and professionalism really stood out to me, so I decided to give them a try for my buyers' inspections--and they absolutely delivered! We had a general inspector, sewer inspector, termite inspector, and chimney inspector--all coordinated seamlessly by Mary. Every inspector arrived on time, was professional, kind, and took the time to clearly explain their findings to my buyers. The process was smooth, efficient, and very informative. Imagine your worst nightmare about your inspection come true. That is what happened to me and my sister with this company. We called Mary the day that we went in contract for our property and provided the detail of the property. She had Alex, the husband, call us back and gave us a price and a 3-day lead time which was reasonable. So we decided to hire them. We asked take to send us the contract and invoice. After 2 days of follow up we finally received the contract the night before our inspection. And guess what? The price was 30% higher than what was originally mentioned. After calling Alex and bring this up to his attention, he said he will check on this and call us back. In 20 min or so, we get a call from Mary who started screaming and told us anything nasty that came out of her month with raciest comments. She told us that we are lying to get a discount. We tried to calm her to have a conversation but she kept screaming and cursing us. We ended up hanging up in a complete shock and disappointment. Now what? We have our inspection tomorrow and we have to start Looking for somebody decent who can make it there in less than 24 hours. When we told about how unacceptable their behavior was, they sent us an apologetic text, but that wouldn’t help us with a delayed inspection.

Gary did a great job on my home inspection. Not only did he give me what I needed to complete escrow, he gave me a helpful tour of my new home along with suggestions for ongoing maintenance to keep my new home in top shape. Wonderful.

Do not hire this company! We made the mistake of doing so, and it cost us thousands and thousands of dollars. They missed, among other things: that 1. our duct work was entirely unsealed 2. that we had a large hole next to a bathroom exhaust fan that was allowing moist air to enter into the attic and cause a mold problem. 3. That the majority of our walls in our home were made of a asbestos building material that was unsealed and caused the home to be filled with a white, powdery dust. When we brought to their attention that we missed these things, we were told they were willing to work with us but instead were connected to their insurance company who took the position of threatening us and lying, stating that the issues with our new home that were missed by AGPI were not things the inspector "could have caught." What's bizarre about this is that they're things we noticed after living in the home for a few weeks, and we are not licensed inspectors. This place is interested in showing up for a few hours and taking 500 bucks from you-- not in making sure that you and your home are safe.

I had a great experience with AGPIC. Arshak was completely thorough and let us know about all the red flags he found when inspecting our new home. I felt safe in knowing there were no surprises waiting for us once we moved in.
