Angelina was great! The home buying process can be very stressful. She took some of that stress away during her inspection. She was extremely informative and explained everything direct and clearly. I would recommend A & M to anyone needing an inspection.
The ease in which I was able to make an appointment and the quick turnaround of not only our appointment but of the report itself was amazing. Angelina was personable, thorough, and answered all of my questions. I would definitely recommend her.
The Home Inspector, Angelina Hanna, was very knowledgeable and professional and very through. Angelina's work in inspecting a home that I had made an offer on earlier saved me thousands of dollars.
I guess I’m one of the few to have a bad experience. But Angelina missed a LOT with my home that shouldn’t have been missed. So now I’m kinda pissed about this house I just bought and have to fork out 10’s of thousands of dollars to make it right. -Dry rot on a support post on the covered back porch, in fact, the post is hanging and not supporting anything, it can be kicked loose, nothing mentioned in the report. - The perimeter resting wall is about to fall over into the neighbors yard due to the tree next to it, it is completely dislodged from its corner joints and wobbles easily by hand. So now I have to work with my neighbors to try and fix it since it does divide the property line. -Dryer vent is completely clogged and they didn't even have it hooked up, instead put a set of panty-hoes over the dryer which could’ve caught fire. Inspector noted it was functioning properly and yet it was routed into the attic crawl space and not even through the roof! I doubt she even checked it. -Back porch ceiling fan and an outlet are both tied into a porch light. The wiring is open and stapled to the eaves, no conduit at all, but the note she made was "the face plate is missing on the outlet", and somehow missed crazy wiring job? -leaky connections above water heater and a cut copper line that was simply "pinched" off. Caused mold behind the wall next to the water heater. It’s been doing it a very long time based on the mold build up, again, how do you not see that? Instead she notes the missing drip pan/sediment trap to the water heater and misses the massive wet spot/mold on the floor and wall. -coax cable was in every room and drilled straight through the side of the house and brick plus not tied into a box. It’s running all over the place outside the house, there was about 30 years worth of old phone line and coax running all over the side of the house. -kitchen base cabinets are all floating and only secured with a few screws, counter top is not secured down -multiple outlets with reversed polarity, I found 5 and she only noted 2. -Swamp cooler hasn’t been serviced in years. She noted the calcium buildup but not the fact that it had flex seal all over it covering up some massive rust holes. So now I’m having to replace the unit and American Home Shield refuses to cover it, and to upgrade to AC is about $15k! A swamp cooler replacement is $5k+ -Garage door opener not hooked into an outlet, instead they found a light bulb adapter and plugged it into the light socket -attic ladder is broken and unusable it was screwed shut as well to prevent inspectors from looking into the attic. She noted it as a fire barrier hazard but not the fact she couldn’t look into the crawl space? -guest bathroom vanity and sink is turn sideways and previous homeowner simply used tile/caulking to hide the gaps -50 amp 240v circuit was left open behind range oven, wire was just laying on the ground, turned on and hot, it’s amazing it didn’t ground self to the range oven -electrical box had very few things properly labeled, she noted "double tapping" of grounds (which is all you can do on a 40 year panel because there is no extra bus bar), but not the fact that only half the stuff is labeled and a broken circuit breaker?
Such an easy and informative home inspection. Angelina is by far a most thorough and exceptional inspector; I highly recommend A&M!
Angelina was so helpful and knowledgeable! She was very thorough and explained everything so well. I was very pleased!
Angelina was great. She did a very thorough inspection. She called and talked to us afterwards to make sure we understood everything, she had written was understandable. I would recommend A & M for all inspections of your home.
