We moved into our house we purchased on May 30th, after the inspection. As of this writing (6/18/2025), we had a plumber come out and inspect a sewer smelling issue. My girlfriend wanted the plumber to do a thorough inspection of the plumbing in the crawlspace (for a piece of mind). Plumber said that a waxy ring on one of the toilets was to blame for the smell so he fixed that. Plumber came back with the inspection and gave me some bad news. Placing here what came back from that inspection: "Upon arrival the home owner said they smell sewer gas, the shower head was lose, and they wanted the crawl space inspected all plumbing. I inspected inside first noticing the toilet isn’t bolted down it’s very very lose and has no seal so sewer gas is leaking in. The drainage while new isn’t up to par at all. The water lines are ran along the ground and are all copper in rough shape. The sewer line shows signs of backing up in the past and the tub drain leaks terribly and is covered in sewage as well as a good amount of water and poop in the crawl space. My professional opinion would be pull and reset the toilet, replace the shower valve completely, and get a water line and drainage re pipe." Included some pictures as well. This isnt something that just occured in two weeks time. I guess I dont see how this could be missed but he did state that "some of the crawlspace was inaccessible." I dont expect a thorough inspection of every nook and cranny in a house but this is was severally overlooked. Plumber quoted me at around 10K. If I would have known all this before, it would have been a hard pass for me, especially living in an apartment for 20 years. The only thing that was written in the inspection about the plumbing was "Main water shut off was not found. Recommend a plumber install a main water shut off valve in a convenient location." After this, if I ever bought another house again, I will hire a contractor or a "jack of all trades" to do a thorough inspection, along with a home inspector as a mortgage company requires it. Really hate to leave a bad review because he was a nice guy but that isnt going to pay for what I need done now. 100% dissatisfied!!! **Edit: Based off A-Z's response, the main reason for calling a plumber was because of the sewer smell. My original posted stated what the original plumber had mentioned: "I inspected inside first noticing the toilet isn’t bolted down it’s very very lose and has no seal so sewer gas is leaking in." So ya, it was loose and had no waxy seal the time you inspected it. Furthermore, the other toilet in the house was loose but needed shimmed up as the floor is uneven. Also, the picture that I posted with the drain pipe was the bathtub pipe that wasnt connected (leaking all over the crawl space when bath water was ran). The plumbing, other what you had mentioned about the main water valve not being found, was not listed as having any issues, but there were. Based off other reviews, it seems like others have had issues with plumbing/water leakage and it has been overlooked and missed. I have since forked up the bill and moved on. It appears it might be beneficial for you to get better educated on plumbing and what to look for, as I now know myself unfortunately.**
