The five stars are for my inspector Humberto. He was fantastic. I showed up before start and stayed until finish. I tapped out as far as staying with him the whole time with about 90 minutes left. He was there 4 hours. It’s 2020 sqft. I would give maybe 2 stars to the report they actually give you and 0 stars to the actually useful report, the report that can actually give you a basis for leverage in a negotiation, because they never gave it to me. Or should I say they never gave it because I didn’t ask. There is no extra charge, but as an attorney, if I didn’t carefully read the document I might not know about it. The contract might even say, "only provided on request" which would indicate I didn’t read as carefully as I thought. Fine. But why was it hidden in the first place? I paid for it. Give it to me. Giving you money is my notice to you to provide what was paid for in every transaction. If there’s no good reason to make me ask for useful leverage that I paid for, why do you do it?

On the day of the inspection, Brennan, the inspector, arrived earlier than scheduled; he had already taken roof pictures with his drone—pretty impressive! Afterward, he explained his findings, and I received my inspection report the same day, before the end of the day. I truly appreciate their service. After the inspection, I received an email and a call for follow-up, along with my home binder provided as a courtesy, and videos outlining what's next, which have been incredibly helpful during this process. I was so lucky to have Raymond Granja as my buyers inspector!!!! We had issues with gaining access to the unit for inspection. Raymond was compassionate and very generous with the customer. He ultimately made 3 trips to the property on the same day to take care of her and help her from being penalized from the inconvenience we encountered. True Inspections was very professional. I needed an inspection last minute and they were able to schedule with very little time in advanced and accommodated to my needs. The inspector was very knowledgeable and polite and sent all documents immediately after the visit. Being a real estate professional myself I can say they’ve meet all my expectations.
