We had the pleasure of working with Joshua Aguilar for our termite inspection, and we couldn’t be more impressed. The inspector assigned to my duplex was polite but did not complete the full scope of the inspection. In the presence of both tenants, my realtor, and myself, he told me he had finished one unit and would begin the other. Only later, as he was doffing his PPE to leave for his next appointment, did he admit he had not inspected the crawl space of the first unit, despite the tenant confirming they were never asked for access. This directly contradicted what he had told me before leaving. My realtor rescheduled the inspection, but at the follow-up appointment the same inspector again made no attempt to locate or inspect the crawl space and left without completing the job. He did not notify me, my realtor, or his company (to the best of my knowledge), showing a complete lack of diligence. When the matter was escalated, the manager (a very angry man) was dismissive and unprofessional sighing loudly, using a terse tone, and repeatedly talking over both me and my realtor during a conference call. I was left shocked at the lack of professionalism. While my realtor did not handle her frustration well, she, like me, was a customer relying on this company to deliver a thorough inspection. The core issue remained the inspector’s failure to complete required steps and communicate properly. This process has delayed my property listing and ultimately forced me to hire another company, where we are now approaching nearly a month from the original appointment on August 16.

Been in the Real Estate business for almost 20 years. I have dealt with many many inspection companies over the years. I was very impressed by the customer service, and rapid turn times offered by HomeGuard. I was hesitant at first because of pricing, but after receiving the reports, receiving follow up emails, and dealing with the inspectors personally, they are well worth it. I would recommend them to all of my colleagues.

The inspection report was convoluted and difficult to read in terms of cost, work to be performed, and the fact that they use subcontractors to complete the work. My recommendation is simplified contract and estimates (preferrably one page), with clearly listed work to be completed and potential add-ons like painting services. Though, for the money we paid, painting should have been included.
