Andrew Amon from HomeGuard incorporated just completed our home inspection before we sell, and we couldn’t have asked for a better experience. Andrew did a fantastic job—he was thorough, professional, and took the time to explain everything clearly so we felt confident and informed. On top of that, he was so kind and personable, which made the whole process much easier and even enjoyable. And! We couldn’t help but notice he even has a bit of a resemblance to a young Nicolas Cage—which made us smile! We truly appreciate his kindness, attention to detail, and the care he put into his work. Highly recommend Andrew if you’re looking for a trustworthy and knowledgeable inspector! Just the best!

HomeGuard did our home inspection and found fungus on the wood siding in our atrium. But this water damage is from more than 15 years ago where the previous to previous owner kept plants by the siding, so the source has damage has been long gone since. Since it was on the report and the repair estimate was about $200, I thought I’d get it fixed and remove the eyesore. When they came, they cut out a large section of siding and told me the fungus had reached the foundation/ mudsill, updating the inspection report to say it could affect the house’s structural integrity. They quoted about $2,000 for the repair but said since they’re a pest control company, I can call a different contractor to do the job. This left me with a huge open hole in the wall, and what felt like a small issue suddenly turned into a much bigger problem. I then had to call more than 15 contractors over two weeks because the big contractors didn’t even look closely at the rot — since the rot was so minor and fixing it wouldn’t make them money, they immediately pushed for replacing the entire wall and siding, where they could profit. On the other hand, the majority of contractors who carefully inspected the wood said the redwood was still strong, the rot was not active, and there was really nothing to worry about. In the end, I had to request wood hardener for peace of mind and will redo the siding. This whole process caused me a lot of mental stress and sleepless nights, all because a straightforward $200 repair spiraled into a $2,000 "structural" problem. I don’t think HomeGuard acted intentionally, but instead of taking a logical, conservative approach, they created unnecessary work and worry. For me, it was a deeply frustrating and upsetting experience. But through the process I was able to find some honest contractors who gave me practical solutions for a fraction of the price, so great lesson learned. Never use Homeguard for repairs. Also my realtor told me not to use Homeguard for repairs, that says a lot, lol. Spending 200 dollars to create a hole in the wall and add another line on your home inspection is crazy work.

The inspector assigned to my duplex was polite but did not complete the full scope of the inspection. In the presence of both tenants, my realtor, and myself, he told me he had finished one unit and would begin the other. Only later, as he was doffing his PPE to leave for his next appointment, did he admit he had not inspected the crawl space of the first unit, despite the tenant confirming they were never asked for access. This directly contradicted what he had told me before leaving. My realtor rescheduled the inspection, but at the follow-up appointment the same inspector again made no attempt to locate or inspect the crawl space and left without completing the job. He did not notify me, my realtor, or his company (to the best of my knowledge), showing a complete lack of diligence. When the matter was escalated, the manager was dismissive and unprofessional sighing loudly, using a terse tone, and repeatedly talking over both me and my realtor during a conference call. I was left shocked at the lack of professionalism. While my realtor did not handle her frustration well, she, like me, was a customer relying on this company to deliver a thorough inspection. The core issue remained the inspector’s failure to complete required steps and communicate properly. This process has delayed my property listing and ultimately forced me to hire another company, where we are now approaching nearly a month from the original appointment on August 16. I bought a house last year, and shortly after moving in, I began to notice signs of a serious problem with the exterior structure and infestation. Upon closer inspection, I discovered significant and widespread damage and infestation to the eaves and fascia boards,far more extensive than I could have anticipated. To better understand the situation, I hired a licensed professional to assess the damage. The expert was alarmed by what they found and confirmed that the issue had been developing over many years. The damage was severe and clearly visible, making it difficult to believe that it had been overlooked during the home inspection. Homeguard, the company that conducted the seller’s home inspection, failed to mention a single word about this issue in their report. This oversight was not only negligent but also highly unprofessional. Had I been made aware of the condition of the property, I would not have moved forward with the purchase. I reached out to the Homeguard to address the matter. They did send a crew to perform some patchwork, but the response was superficial and failed to resolve the underlying problem. New damage has continued to appear. When I contacted them again, they claimed the issue was now "out of their hands" and refused to take any further responsibility. Their failure to identify such a major and obvious issue during the inspection has caused me considerable stress and financial burden. It’s clear they missed critical information and are now unwilling to take accountability or make things right. Homebuyers rely on professional home inspection reports to make informed purchasing decisions. Without accurate and thorough inspections, buyers are left unprotected and vulnerable to significant financial loss. Unfortunately, instead of standing by their work and addressing the problem properly, Homeguard seems more focused on avoiding responsibility and moving on from their mistake.

They don't put in the required effort. They conveniently say inspecting this required moving the item and not possible to inspect. They didn't check electrical system citing washing machine is blocking it. They didn't check attic saying wood planks need to be present. After purchasing the home I found attic needs to be repaired for $8k.

Don’t even think about getting repairs done from them. After my experience with them I now doubt their inspection report as well if it was accurate. They have way too many people handling 1 project and no one knows anything. They "do" their job in an extremely sloppy manner and leave , then I had to call them to ask and they said that few other things like painting can chip away during repair so they want me to pay for it. You can see the level of sloppiness in their work of replacing the doors . How the damages that were done from their repairs is not their responsibility is beyond me, their audacity to ask me to pay for it is crazy! I HIGHLY DOUBT their accuracy of the inspection reports considering the sloppiness of their repair work. Highly encourage people to NOT TRUST their inspection reports for the homes they are looking to purchase. I am ordering another inspection from a different company to make sure to cover all the things these sloppy people would have definitely missed. This company is extremely shady and should not be trusted. UPDATE : Responding to Homeguard’s reply, I declined it because you caused the damage when installing the door . Why am I supposed to pay for your collateral damage ? It’s supposed to be covered as part of your repair job. You can’t come in to fix the door , break other stuff and ask me to pay for it.
