As a potential Buyer of a 2008 home, I utilized Inspect-It- First in April 2025. The inspectors, Marty and Todd, were prompt, thorough and very informative. They provided a timely report with pictures and answered all my questions. Additionally, I was provided a list of reputable contractors with contact numbers to correct any home deficiencies. This company was hired by a buyer and they performed an inspection of my property. The interior inspector was not organized and quite confused. At the end of inspection, I asked him if anything needed immediate repair. He informed me about a water heater that was leaking in one of the units. I asked him which unit - he told me. I then asked him to point to the unit where the WH was leaking. He did. It was the same unit. Then right when he was heading for this car to leave, I confirmed with him which unit as I told him I was calling a plumber right away. He told me which unit 3 times. The WH gets replaced, but it was fine. He told me the wrong unit 3 times. I asked them to pay for their negligence, and they refused. This company has no accountability nor integrity. I do not recommend using them.

We worked with Todd today on an inspection for a 22 year old home in Gold Canyon. Everything about these guys, and specifically Todd, was impressive, professional and all-around outstanding. We received a thorough 50+ page report, plus we were fortunate that Todd had time to walk us around and point to a few items he called out. In the end, we had actionable information that allowed us to proceed with great confidence on our purchase, and benefitted greatly from Todd's attention to detail and extensive knowledge. Lastly, they also provide an excel document that itemizes everything in the 50+ page written report, by category, and provides recommendations for vendors by category (plumbing, electrical, etc.) HIGHY RECOMMEND ***(Posting this under my Company account because I don't personally have a google account.)
