Safe House Property Inspections

My inspector missed multiple items such as a leaky kitchen pipes, bad upstairs bathroom diverter and the biggest major issue, the half toilet was loose, which he hit on, theres water damage to the flooring, which he wrote "was installed improperly" and when I asked him if theres water damage to the subfloor he literally gaslighted me by saying "no if there was any water damage the insulation would be falling down" i crawled under there myself after he left and the insulation, subfloor and joist did have water damage. All the inspector kept saying towards the end was how he had a long drive home after this. I dont care about your commute when I spent over 500 dollars for this service. Because the inspector didnt write down the divertor, leaky pipe and water damaged subfloor, the seller would not credit this. I have time stamped video of all of these items from directly after the inspector left. I spoke to a supervisor named Austin and he was sorry and disappointed. But he said as long as your happy everything is good. When did I say I was happy Austin? I spent over 500 dollars for a half ass non personable inspector to miss key items and he didnt even go over every single line item of the inspection. Austin had to tell me key items I was looking for over the phone the next day. I expected money off from this Inspection instead I only got a sorry. I sincerely regret going through this company because at the end of the day, my inspector missed big items, didnt go over the entire inspection report with me, and kept complaining about traffic so I felt rushed in the end.

Safe House did a great job. They arrived early, spent plenty of time inspecting, and noted deficiencies I've never seen noted by inspectors before... things I never knew about. There were two inspectors and they still spent two hours or so. Very thorough.

My experience with Safe House was pleasant and efficient. They sent a 2-man team who divided my home inspection into two tasks (inside/outside). This allowed them to complete the inspection quickly and thoroughly. They patiently explained every red lined item of concern to me and answered all of my questions. I received my inspection report within an hour after inspection. If I ever buy another house, I will certainly use Safe House again.

Had my inspection today and I feel really good about Safe House. Michael was my inspector today and let me tell you; he was efficient. This is a new build I am purchasing and I want to feel good about such a big purchase because I do love the house. So there were quite a few callouts that Michael found and I so glad he did because my worst nightmare would be moving in and finding out down the line after small issues grew into big ones. He went over the inspection with me including pictures he took of the issues which I love because I can see and so can the builder. I was emailed the exact report pictures and all within a couple of hours. With this inspection I can ask the builder to fix them or I’m not buying. After he fixes them I will bring Safe House out to make sure those items were fixed, re-inspection is at a discount and even if it wasn’t, I would pay for piece of mind. Highly recommend, if there are issues Safe House will find them! (I included just a few examples of call outs)

I would highly recommend going with them for your home inspection, especially if you are a first time home buyer. Everyone was very friendly and helpful from setting up the inspection to walking me through the results. They were thorough yet prompt and did not waste any time getting started. After the inspection, they sent the report over within an hour and were there if I had any follow up question. Super reasonable pricing. I will definitely use them again!
