Stamp of Approval Home Inspections

Jerry missed several key items on inspection of our home. We purchased the home from out of state and our trust in him was crucial. There were multiple areas in which water damage was visible, and not called out: 1st floor bottom trim by doors, sky lights, were outlets that didn’t function correctly. Two sinks leaked. The roof on the shop leaked from several areas as well. Items that were mentioned (cracked roof tile) were made to sound as cheap, simple fixes. Not true at all. When asked if he could test the water again, we were routed to go through the current owner. The data in his report was focused more on what is good with the home (opinions about features) as well as brands of appliances. I didn’t think that I’d be paying someone over 1k to go through and document brands of appliances. His approach felt more like he was trying to sell the home to us, as opposed to protecting us and inspecting the home with a professional and skeptical eye. I am dissatisfied with him. Next time an inspector is referred by a real estate agent — find your own!

Great service when we were going through our home inspection. As a first time home buyers Roger has tons of helpful information for our fixer upper. He was very thorough and honest. The binder he gave us at the end of our inspection was full of helpful details, references and packing tips. Roger was available for all our questions after the inspection. Jerry was recommended to us by our realtor. At first we were very pleased with his service - good price, quick response, etc. However, only after moving in, did we find out that the ENTIRE HOUSE is knob and tube wiring. In his report, Jerry said that there was no knob and tube wiring and that only a few outlets weren't grounded. Turns out he just assumed all the three-pronged outlets were grounded, even though only the outlets in the kitchen and one in the dining room actually are. The bathroom outlet with a reset button even turned out not to be grounded. He didn't check a single outlet. In a house of this age (built in 1924) that should have been an obvious problem to look for. He also didn't notice a wiring box inside that is WOOD! This isn't even slightly up to code - all circuit and wiring boxes have to be metal in case of a fire. Not only that, but every single wire in the box was incorrectly spliced. The quote for rewiring the entire house (which is our only option given the state of the electricals) is $25k. Absolutely shocked by the inaccuracy and poor quality of Jerry's report and currently exploring our options for how to proceed.

DO NOT TRUST THEM! Roger is paid by realtors to produce better than actual results for well testing. He was supposed to be the "professional" to ensure my family had enough water to live off of, but then claimed he didn't know there was a cistern (reservoir). Instead of an industry standard 4 hour well production test, he tested the cistern only and claimed all was good. We're not getting a fraction of the water production he claimed, our home is inhabitable! ROGER ODLE is a criminal! I have a line of people that want to testify in court against him to back these claims. Don't let your realtor choose the tester either, especially who we had, Joe Dinnison.

Jeff inspected my perspective home yesterday. Not only did he do a completely thorough job of looking throughout the whole home, but he explained everything to me (a first time homebuyer with little to no home construction experience). He made me feel comfortable and more knowledgeable because of his inspection. I am so glad my realtor recommended him so highly!

My husband and I were moving to Washington from out of state. The home we chose is beautiful, but we only got to spend about 20 minutes looking at all our selected properties then we had to return home. Our realtor recommended Stamp of Approval. We needed some one who who catch everything for us big and little. He not only missed the little things,like toilets black inside with mineral build up unable to get off, badly stained carpets vacuum system with access ports coming out of the wall. Large ticket items like three broken windows. I would not recommend stamp of approval.
