Stay far far away from these people. I purchased my home with the understanding the foundation was warrantied. That was 13 years ago. They have now been out 3 other times to try and fix the same side. Every time they blame the plumbing which has now been repaired 3 times in the same spot. This last time they said the other side needed repairs too, more $$$. Then they took 5 months to get someone out here so the leak caused another slump in the foundation (you cant fix the plumbing until they fix the foundation). Both times of course the plumbing cracked which they will blame the foundation shifting on not the other way around which also costs you more $$$. They left the tunnel under the house open (40ft) and all of the repairs are failing again. I paid them half and asked for all of these issues to be addressed and the only communication I get is you owe us $$$. Talked to a structural engineer who stated this is a horrible way to repair foundations and now an attorney who's first words were "Arredondo is a known thief." These are two of the pics that are what my house looks like after the repair, they closed for a short time and quickly reopened. Don't trust any response from the owner and please feel free to contact me for any further details. After trying to speak with them my only recourse will be legal.
Arredondo is a horrible and irresponsible company. Try to get away from this company as fast as possible. Here is the event timeline why I drew this conclusion. I bought a property which is close to Bandera Road in 2016. The previous owner had the foundation repaired in 2012, and the previous owner passed the foundation lifetime warranty to me. This home was listed for sale on the market in early 2021, and the buyer under contract asked Arredondo to inspect the foundation on 2/25/21. Per my agent, the buyer walked away from the contract as soon as the inspector told her the inspection result. I called Arredondo on 2/25/21 for information, and the front desk Joyce told me the result has not arrived at the company yet, so nothing can be provided. I called Arredondo on 2/25/21, the front desk claimed the result was not processed, so nothing can be provided. On 3/1/21, I called Arredondo, Joyce told me Arredondo cannot tell me anything since the lady boss is out of town, so nothing can be provided. My phone was not picked up when I tried to call Arredondo twice on 3/5/21. Up today 3/6/21, I received nothing about the home, while I am suffering home sales loss. Arredondo did not send me any information it had, not to mention to fulfil the business responsibility. Arredondo plays shady tricks, trying to escape from its responsibilities. For example Arredondo claimed this warranty did not transfer to my name. The warranty shows it's lifetime, and it has not term to REQUIRE to transfer. There is no term about missing transfer will void the warranty. Arredondo made it up irresponsibly. Actually, I and my agent have never heard of any requirement about transfer. On 3/9/21, Arredondo contacted my agent, and verbally told him Arredondo won't cover the foundation repair EVEN if the warranty is valid. They still want to charge a similar fee like brand new transaction.
I called several different companies to come out and evaluate my home for foundation repairs.They all emailed me a quote along with the measurements of where the foundation needed to be lifted except for the Arrendondo Group. All companies spent at a minimum of 45 minutes taking measurements throughout the house and explained how my foundation was shifting except the Arredondo Group. The two men who came to my home from the Arredondo Group spent no more than 15 minutes before telling me that I didn't need foundation repairs and when asked if any measurements were taken, they said no. When I asked if I would get a quote, they said no. The reason they gave me for not needing repairs was because in their opinion, they felt I had a leak under my house that needed to be fixed. A few days later, I received an email with a quote but measurements were not included. All other companies were open and shared this information without even being asked. I called the Arredondo Group multiple times patiently requesting this information and they kept telling me that it was on its way. I called again today and was told they don't feel comfortable sharing this information when they're giving a free quote. I don't believe they took measurements in the 15 minutes they were at my house and I don't trust a company who is not willing to share information that has been shared by all other companies as a standard of their customer service trying to gain someone's business.
Great Job!!! I had work done on my house in FEB 18. The seven piers didn’t hold. The house sank another inch by September 18. When I asked they honor their guarantee, they initially declined. However, once they understood the situation they repaired the 7 piers and then added 7 more at a reasonable cost. The workers were very respectful and did a great job of cleaning up. (Thanks Pedro!).
You'll regret using them when they leave a hole outside your door for a week that you have to fill in. There's a reason they're so poorly ratedcompared to other foundation companies. No internal communication. Why are you answering phones? I'm new excuse doesn't last 2 months. So it was impossible to get answers about why the project was constantly delayed. You Will make accomidations to be home for the project and they wont show up. Nobody will even know and they'll just assume the job is done. And call for payment. They left a 6 foot hole outside my door for 7 days, I had to fill in myself. No call or notifaction that they dropped a pillar on my drain. Just wrapped it in plastic and painters tape said something in Spanish and then left. Saddled me with an additional $1400 repair. All around there are better options for the price of $500/pillar.
Of all the trades and contractors we have hired, this was our worst experience. Carrie Arredondo was rude, condescending and non-communicative. This company was highly recommended to me by a couple of people and realtors bc they have engineers on staff. Maybe a change in management has occurred in recent years bc I would never recommend them. Customer service is list on Arredondo Group.
We used Arredondo Group in April 2015 when we first purchased our circa 1910 home. Five years later, we only seen minor settling. I believe the did a wonderful job. Give them an opportunity to repair your foundation problems.
