Ryan was our tech from A-Action Realty Inspection Services, who conducted the inspection of a home I'm hoping to buy. He was very careful, took his time, and paid close attention to every detailed in the house. It was the best house inspection I've experienced out of 7 previous houses I've purchased in my adult lifetime. At the end of the inspection, he gave us the overview, with the items that are most concerning to us. We prioritized a few very important categories, structural, mechanical, and environmental. The structure/foundation is a big concern in Texas because of the clay soil that can ruin the foundation commonly. The environmental was another biggie because of water damage from a broken water pipe, so mold was another big concern. And mechanical, including the HVAC, electrical, plumbing, appliances, etc. At the end of the day, we were able to prioritize the items that need repairs and ones that don't, then use that knowledge to negotiate with the sellers for some credits, hopefully. It was the very best experience to know what we will have to fix and what items we don't need to worry about for a while. Thank you Ryan and A-Action for helping me and making our decision to buy this house so much easier.
