Accurate Building Inspectors are highly recommended by my real estate lawyer. They are not the cheapest, so I was hesitant at first. Having said that, I thought the negative consequences from an insufficient inspection would be much worse than the small higher inspection cost, so I went ahead and hired Accurate. Matthew was assigned to my project. My real estate agent said the inspection for the house would take no more than 1.5 hours. Matthew arrived on time and spent 2.5 hours thoroughly inspecting everything! Not only that, after the inspection, he stood across the street with me going over major issues and providing amazing suggestions on what to negotiate, what to replace, what to invest and when. I highly recommend Matthew at Accurate. He is professional and knowledgeable. You can see he takes great pride in what he does and is absolutely passionate about it!
I was referred to Larry by my lawyer to inspect a prospect apartment. He was very responsive from the first inquiry call I made. Larry's inspection was very thorough and he has a wealth of knowledge for every single aspect of a home. I highly recommend him and his company to anyone looking to inspect a home. I had questions after the inspection that he responded quickly to which I appreciate. Larry is honest and looks out for the best intention of a home buyer.
Larry is an excellent inspector! He is extremely thorough and detailed, and took the time to explain everything he noticed. His report was clear and he was available to answer additional questions by phone. He uncovered quite a few problems with the house we were considering that we actually pulled out of our first contract, but when the price of the house went down we decided to put in another offer. When we first saw the house the heat had been turned off. Three months later Larry returned with us to the house to check the heating system and while we were there took the time to answer any questions that had come up for us in the time since our first inspection. He also rechecked his inspection report, made sure to point out things that were important to address and gave us advice about how to take care of them without too much cost. He did this all without charging any additional fees, even though we ended up having to wait for the broker to open the house for an hour. As first time buyers with little to no experience caring for a house, we are extremely appreciative of the care and attention. We highly recommend Accurate Building Inspectors!
I've worked with Larry three times to inspect my 2 condos. He did a very comprehensive inspection of a condo in Queens prior to closing and found several significant issues from which I was able to negotiate some concessions prior to closing. His inspection was as thorough as you can get, from the exterior to the interior of the condo and he included quality time to discuss his findings/answer questions and finally, prepare a detailed report of the inspection. On my second condo, some owners in the same development hired Larry to determine origin of odor migration into individual units and reasons for water discoloration in the showers. His inspection, discussion and follow through were of a very high quality - technical yet easy to understand and with the proper background to support his findings. He has also been available after each inspection for follow-up questions and has a very pleasant disposition besides having an encyclopedic body of knowledge. There are many building inspectors practicing in this trade, but Larry is definitely in a league above the rest. It's a worthwhile investment to consider Larry for the peace of mind that his service can offer to any homeowner.
We've had Larry inspect two homes, and his work has been excellent on both. He has an excellent attention to detail and encyclopedic knowledge of construction, HVAC, and building code issues. His first inspection saved us from making a big mistake, and his second one gave us the confidence to proceed with our purchase, knowing what issues may lie down the road. We highly recommend him.
This business should be entitled "Inaccurate Building Inspectors". My husband selected them based on Larry's radio presence as an expert. For the first house we were considering purchasing, we had an employee of Larry's who was fantastic and very informative. His inspection armed us with information to negotiate our bid far lower (we walked away from that transaction for other reasons). For our second house bid, Larry provided the initial inspection and a follow-up inspection after the seller had made a few changes. In addition, he had inspected this same house for a previous buyer. The items he missed are long: 1) no gutter or drainage system off the roof, no closure between the roof and the house, improper attachment of roof to house (visible to a trained eye by the nailing pattern) - new roof and gutter = $15K in year 1 of purchase, plus $10k in damage to walls in lower floors 2) gas boiler in appropriately installed - $12K for new system in year 1 of purchase 3) Incorrect tiling in master bathroom shower causing water to leak into lower floor ($10K to fix, $1k in damage) 4) dishwasher not installed ($250) This is not even the full list. Use him at your own risk. We're evaluating suing. Enjoy his desire to discuss politics vs. focus on what you have hired him to do.
Always an excellent experience with Larry Ubell. I have sent many clients to him over the last 10 years in Manhattan and each one has been extremely satisfied with his inspections. Manhattan buildings are complicated. His deep knowledge and experience have given my clients the confidence to make the decision whether to move forward or not in their home purchase. Or have a seller rectify issues before closing. I recently had him do a home inspection on Long Island for a home I was considering purchasing. He identified crucial issues and I was able to have the seller resolve them before moving forward. He is the only inspector I call on as he is always reliable, incredibly knowledgable, and fully accessible to discuss, answer questions, etc.
