We hired Josh Judge for our home inspection. While he did note some issues, a major and costly problem was completely missed: an active termite infestation. In his report, Josh noted there were signs of termite damage in the detached garage. However, when speaking with us in person, he said he did not see ANY signs of an active infestation, that he saw no evidence the house itself was affected, and recommended that we buy bait stations from Amazon as a preventative. Unfortunately, within two days of moving in, I saw live termites coming out of a hole in our windowsill. There were also old holes and damage that went completely undocumented in his report (he didn’t even include photos of the windows), and one entire side of the home with visible termite signs was completely missed. I did give Josh a chance to address this before posting the review, but his only response was that a separate termite inspection was not performed, and that inspectors can only report on visible signs. While I understand those limitations, it is extremely frustrating that my untrained eye immediately caught what his professional inspection overlooked. This mistake has already cost us thousands of dollars right after closing. While we appreciate that some items were noted, missing an active termite infestation is unacceptable, and I would have much preferred to know about it before purchasing the home. The photos attached are areas that were completely missed and undocumented by Josh. EDIT AFTER OWNER RESPONSE: Again, I acknowledge that a separate termite inspection was not performed. That said, it’s hard to believe a thorough inspection was completed when none of the obvious window damage was reported—despite live termites crawling out of them just days after closing. This has been a costly and stressful ordeal, and at the very least, leaving the window damage completely undocumented is unacceptable. The windows and trim were listed as "satisfactory" on the report, which shows me they were not even glanced at, because all the damage was old and extremely visible.

Find another inspector if you want to avoid buying a money pit. We had them come out to do a home inspection and radon test for a home we bought in May. Every week we find something new they neither their report nor the disclosure mentioned. Their radon test showed "acceptable" levels, but it was higher than the WHO's recommended levels so we decided to get a radon system and I'm so glad we did. While they were installing, they found lots of mold the inspection missed. Too bad we already signed the papers because it only got worse from there. Source of the mold? A leaky toilet the inspection missed that we didn't know about until the night we moved in. The issue was so old and ongoing, all the floor under the title in the bathroom needed to be replaced. The "operational" ac wasn’t working because of a crack in the tank that let all the freeon leak out. The "operational" upstairs outlets, are cracked where the prongs insert and can't be used in one room. One of the smoke detectors was attached to a light switch, so if you wanted to be alerted to a fire, the light had to be on 24/7. The "working" dryer stopped a week in despite not being that old and in "good" condition. We went in thinking it would be a few leaky sinks, and a few minor repairs. If we had known there were this many major issues with the house, we would not have bought it. All the time, energy, and money that should have been going to settling in is just going to surprise repairs. The house been such a heartache, I regret moving to Indiana all together. At this point there's been nothing but stressful negative memories here, I'm just hoping to finish bringing it up to code and updating it so the next owners can actually enjoy moving in and making it a home.

We hired Josh from Profound Inspections to inspect the new house we were buying last Spring. Josh was extremely professional and detail oriented. He pointed out a lot of things that I would never had thought to look at or consider. While none of these were major issues that kept us from buying the house, they were things we knew we would want to address sooner rather than later. I would highly recommend Josh and Profound Inspections to anyone buying a new home, especially if it’s your forever home!

We hired Josh to do an inspection on our house that we have owned for some time. We just wanted to know if there were any major issues that should be addressed. He was professional, very thorough and informative. He was also just a really nice person. While there were no major issues, there were some minor things that needed some attention. He made sure we understood everything he reported. He provides and excellent service in a timely manner at a very fair price. We highly recommend Profound Inspections.
