We recently had the pleasure of working with Thomas from Sunshine Home Inspection, and wow—A+ doesn’t even begin to cover it! From the moment he arrived (right on the dot, so punctual he could teach Big Ben a thing or two), Thomas dove into every nook and cranny with the precision of Sherlock Holmes—if Sherlock carried a moisture meter instead of a magnifying glass. His keen eye picked up on concerns we didn’t even know existed (seriously, we thought "mystery moisture" was just a clever plot twist in a horror movie). He raised so many valuable points that our "honey-do" list turned into a "honey-need-to-fix" list faster than you can say "leaky faucet." Communication-wise, Thomas is a rock star. He’s not only happy to share his wealth of knowledge, but he explains it so clearly that even our dog—who normally only responds to "treat"—looked impressed. His detailed, descriptive report arrived so promptly we half-expected it by carrier pigeon… but thankfully it came via email, which saved the pigeons from overtime. Overall, working with Thomas and Sunshine Home Inspection was a genuine pleasure. We learned a ton (and now we can impress our friends at parties with random facts about gutter pitch and insulation R-values—thank you, Thomas!). If you want an inspector who’s thorough, knowledgeable, and actually fun to talk to, look no further. Highly recommend, and if Thomas ever offers a stand-up routine on the side, we’ll be first in line!

This guy is a scammer … he goes by Thomas and Michael his son it’s a joke run away …He gets money off you to "secure a spot" then he says he will write you a check … refund if you have to cancel . Also if you hire him or not he wants you to sign a contract stating you cannot leave any negative reviews this jerk is holding my 100 bucks hostage …won’t pay me back lied said cash app "won’t let me refund you" lie! He’s a scammer to steal money and try and make me sign that contract to get my money? That’s why he HAD all 5 star reviews you had to leave 5 stars ! I have proof in texts and all that now he’s blackmailing me for my refund . Going to bbb and reporting him to the FTC too and reporting him to inspection oversight … I’m livid taken me while to write this as I’ve been house searching and I did give him 24 hours notice I guess he really needs my 100 bucks he’s not all there … he said he would sue me if I wrote anything bad .. he’s not stable run away ! And when he comes and lies in the comments I’ll post his texts and show you the contract and him saying sign it or no $ when I never ended up hiring him ! What a joke from hell I’m sure the reviews here are all real too he is not okay !

Thomas was Amazing from booking the appointment, to confirming a day before and even an hour before. He greeted you with a smile and handshake introducing himself. Thomas very very friendly and a great businessman. He was very informative on his finding and took his time. I would recommend to anyone and he will receive much more business. 20 stars

Tom is a great guy. The service is very detailed. Sure helped me to go back to the folks I bought the house from to make some repairs before I purchased.

I was recently looking to get a home inspection when I came across Thomas. I believe he’s the owner? I’m not sure what was wrong but I heard him yelling on the phone to someone about something to do with custody? Not sure what was going on there but his tone and his demeanor were very scary for me. Beware.

Mr. Kelting was such a pleasure to work with. I requested a roof inspection and he was extremely patient and thorough; even giving recommendations for other general areas. Mr. Thomas is the best money can buy!! If you need a home inspection and want to make sure you have everything you need to know about your home before buying then I promise you, don't waste your time looking anywhere else. Sunshine is the way to go. He's more than willing to work with you and your schedule. Mr. Thomas did a fantastic job and explained every single thing no matter how small it may have been he made sure that you understood everything going on in your inspection process. Don't go another day hoping you book the right person for your inspection, I promise Mr. Thomas with Sunshine Home Inspections is your best option he's very thorough and you will not regret it at all!!!!
