We decided to show up at the end of his inspection so he could walk us through everything he found and he did exactly that. I had inspection done by Advantage Inspection Service with Dennis Pettitt AZ Lic #76233 on 05/18/2025 at 8:00AM. This person did a shitty job & did not flag 2 Items (Bathroom fan) + Shower / Bath diverter which we did not know till after closing. So, we had to pay out of our own pocket to fix the fan & the diverter is a unknown cost due to corrosion and old age. We reached out to Company no answer, found the owner David Swartz & emailed no answer as well. Be aware these Inspectors don't care & only want your money. Thank you very much for responding, will do. Thanks Rosy UPDATE: The claim was done & denied by Advantage Inspection Service, due to the company that fixed the shower / bath diverter did not provide detailed Info why this happened. We submitted the Invoice from the company, but Advantage Inspection Service was not satisfied by their findings wanted more info in detail why the diverter went bad. The company was not willing to provide more info so therefore Advantage Inspection Service denied our claim. Be careful who you chose as your Inspector, clearly, they never wanted to reimburse us for our financial loss we had due to Dennis Pettitt AZ Lic #76233 not doing his job, we could have the credit before we closed on our house.
