It's cliché to say this, but BUYER BEWARE! I bought an old home a week ago, and I hired Chattanooga Home Inspector to do the inspection. The cost was more than other home inspectors, but I thought if I paid more for a reputable company, I would get more value. Unfortunately, I did not. Here's the summary: The good: I paid for a sewer-scope, and the inspector showed me a crack in the sewer line. That was important for me to know and resulted in a positive negotiation with the seller. The bad: I was told if I arrived at the last hour I would be walked through all deficiencies with the inspector. Instead, I was greeted by the inspector who was training a new inspector, so he did not have the time of day for me. So I basically killed an hour waiting for him to finish until he spoke to me. I have a full time job, so this was a poor promise and an undelivered expectation set by the customer service people at Chattanooga Home Inspector. The ugly: When the inspector was finally done, he performed a 15 minute brain-dump of his findings for me and my realtor. I found it strange that he spoke directly to my realtor most of the time. I wanted to say, "I am the one buying house." But I bit my tongue. Here's where it gets bad. The inspector said that he found many things, but that he would only discuss the most material (bad) findings and the rest would be in the inspection report. He then started talking about nail heads in the roof, and gutters not pointed in the optimal direction. What he failed to mention, was that a retaining wall in the backyard was leaning against a pole that is literally holding up the back half of the house! Please see picture. If I was a home inspector, I would have led with this finding, and walked the potential buyer, who just paid $1,300 to do my inspection, to the area of concern and said, "hey, if this wall continues to lean, your master bedroom might fall into the backyard." But the inspector didn't mention this at all. In fact, here are his words from the inspection report, verbatim: "Retaining wall in backyard is leaning/damaged, but appears to have had repairs. Recommend monitoring for further movement/damage of retaining wall." In my line of business, this is what we call negligence. Since I have now purchased the house, based on the home inspection report, I obtained a quote to fix this retaining wall so that the back half of the house won't fall twenty feet into the backyard. The best quote I found is for 13k. Thank you, Chattanooga Home Inspector! I will make sure to tell everyone I know about my experience!
Hiring this company was a brilliant decision on our behalf. We are out of state and this company was recommended to us by may people in the surrounding areas of Soddy Daisy. The detailed inspection that they performed was the complete exterior, interior and underneath the home and accompanied with dozens of pictures and suggestions. Inspectors talked to us by phone on site and the report was very detailed. Follow up with the main office was spectacular, Everyone that we spoke was kind and courteous and helpful. We would not have purchased this home without a complete detailed inspection and this company delivered that piece of mind and the purchase is being completed. My brother is one of my closest friends, and I trust him completely. After the inspection was carried out, I understood exactly why he had praised them so highly. Shawn Sandberg conducted our inspection, and to simply say he was thorough wouldn’t do his work justice. He examined every inch of the house, from top to bottom, and even performed a sewer scope. Investing in a home inspection with a reputable company is incredibly important; the last thing you want is to be caught off guard by a major issue that a cheaper inspection service missed. I don’t usually write reviews, but Shawn did such an exceptional job that I felt it was necessary to share my experience so his employer knows how well he is performing and, of course, advise future potential clients. I highly recommend considering Chattanooga Home Inspector for your inspection needs. I didn’t compare their prices with other inspectors because again, I trust my brother’s judgment. While he said they might be slightly more expensive, the quality of their work makes it worth the investment. However, Chattanooga Home Inspector offered us $100 off for using Choice Homes for our purchase, which included a free sewer scope. We also had a $100 coupon and received a military discount since I am a veteran. I just did a quick comparison of what we paid for inspection services versus the costs of other local companies. Due to the discounts, we ended up paying no more than we would have with a different company. I highly recommend Chattanooga Home Inspector; you won’t be disappointed.
We were very happy with the Home inspection that was done on our newly built home. It is a big investment and to have that piece of mind is priceless.
