James's inspection of our property was fine. He missed some stuff but overall fine. The sewer line inspection was an utter failure. That gentleman missed multiple major breaks in the sewer line that we were blindsided by with no recourse with the seller, which would've been nice to have. Sucks to be us, I guess. Be careful with domicile, you may want to find someone, you know good, for a sewer inspection. Edit: while cool that you let us know about the crack under the street. The three others under the floor were an unpleasant surprise.

We found Domicile through our own independent search. After reading all the positive reviews we decided to give them a try—and we're so glad we did! From start to finish, we were thoroughly impressed. Booking was easy and the pricing was competitive with other companies we looked into. Mark, who conducted our inspection, was exceptional. He arrived early and got straight to work. He meticulously examined every corner of the property, from the rooftop to the common areas. His clear explanations made us feel at ease and confident. We represent ourselves in real estate transactions and don't work with a broker, so having an unbiased professional's perspective was invaluable. Since we’re purchasing a new build, Mark went over every inch of the property, identifying numerous items that needed attention. As a result, the builder will be addressing close to 100% of the issues he flagged. The inspection report he provided was thorough, easy to understand, and packed with photos, detailed comments, and helpful resources. It was the perfect tool for creating a comprehensive punch list to share with the seller. We are extremely happy with our experience with Domicile and will definitely use them again in the future.

James was efficient, thorough, and great to work with on our pre-home inspection. We’d used him again in the future! Edit: While James did a great job on the overall house inspection, the sewer inspection turned out to be a failure. I was told that our sewer pipes were in good condition and only a part in the street (the city’s responsibility) was broken. It turns out that entire length of the sewer pipe under the house is actually broken every few feet and has been leaking for years. The soil is so compacted, hollow spots have generated under the basement floor. Our current plumber looked at the video Domicile gave us and said all of these crack were evident. Very disappointed that we didn’t have this information before closing.

I used this group when I first bought a condo years ago, and recently called them in to do a preventative inspection for the associations decks. Mark was super thorough (if it's wrong he will catch it). The report is super detailed, supported by pictures and he spent some time explaining things as he went. We even had him come back after the deck work was done to confirm if things looked up to snuff. Scheduling, payment and report downloading is a breeze. Reasonably priced and I Highly recommend.
