Aaron was great and extremely professional. He reached out prior to meeting us with and explained our options and his recommendations. This is long, but beneficial to anyone considering this inspector: Hunt Property Inspections inspected my home on April 19, 2023. Some might wonder why it’s taken me a year to write a review. Several reasons; I requested Mr. Hunt to re-inspect my home shortly after moving in, June 2023. I discovered NUMEROUS issues the day of move in, that he did not put on the inspection report. He never showed for the re-inspection. I then tried calling out another inspector, but they wouldn’t reinspect my home because they said it sounded like I had structural issues and I needed to call a structural engineer. I contacted a structural engineer, I sent videos of the sloped floors (balls rolling by themselves), the heaving concrete and recordings of the unusually loud noises coming from the attic when the wind blows. They quoted me $3500 to inspect and measure. I declined their service. Then in August I had to start traveling out of state on a regular basis. I’m finally home for a while, so I contacted another inspection company to come out and re-inspected my home on April 5, 2024. The items Mr. Hunt missed on his initial inspection of my home were a (1) HEAVING GARAGE FLOOR (2) SETTLING & CRACKING IN WALKWAY, (3) FRONT DOOR DOES NOT PROPERLY LATCH (Had fixed shortly after moving in), (4) SLOPED FLOOR AT BASE OF MAIN FLOOR STAIRCASE, (5) SLOPED FLOOR IN BASEMENT BATHROOM, (6) LVP FLOORING MOVES IN BASEMENT BATHROOM, (7) FOUR SEPARATE POINTS OF HEAVING IN BASEMENT, (8) CRACKED, SPLITTING, GAPS IN BALCONY SUPPORTS, (9) BALCONY FLOOR LIFTING FROM SUPPORTS, (10) THREE CRACKED TRUSSES LOCATED NEAR THE ATTIC ACCESS POINT , (11) LEAKING GUTTERS ON NORTH SIDE OF HOME (rusted), (12) NO DRAIN OR TRAY UNDER WASHER IN LAUNDRY ROOM, (13) INCORRECT DRYER HOSE IN USE (potential fire hazard), (14) THREE INTERIOR DOORS DO NOT LATCH (two I fixed after moving in), (15) WATER DAMAGE TO PRIMARY BEDROOM WINDOWSILL, and NUMEROUS other cosmetic and construction flaws. All of these issues were evident at the time of the first inspection and should have been documented. I filed a complaint against Hunt Property Inspections with the Better Business Bureau after the second inspection confirmed everything he missed. He offered to refund part of my initial payment, if I removed the complaint. I refused. His response about the heaving was, "Whether its poor compaction under a concrete walkway or typical slab (non-structural) heaves, we can’t see under carpet or concrete." Okay, sure; however, you CAN see when concrete is buckling in the garage or sinking and cracking in the walkway, feel and see when a floor is uneven, and can clearly see when there is a hump that runs across the entire width of the basement under the carpet. I’ll remind everyone again, that not only did I find these issues right after moving in, but the second inspector also had no problem finding these problems with far more furniture in the home than when Mr. Hunt performed his inspection. As a matter of fact, as I greeted the second inspector at the door he said "I see there are some settling problems. I can see the gaps in the garage door, and see the sinking and cracks in the walkway." That was before the official inspection even began! This is absolutely unacceptable! If all these settlement issues and construction flaws were annotated, I would NOT have purchased this home!! At the time of the sale there was (is) a pending lawsuit between the HOA and builder. All that was disclosed at the time was "drainage issues". I was counting on Mr. Hunt to tell me whether the "drainage issues" were impacting this home and HE FAILED! I come from a large family of contractors, one of which was a licensed home inspector (albeit out of state), I am a veteran, an engineer, and this is my FIFTH home purchase, my third in the state of CO. I’m saying this to ensure everyone reading understands that I am not inexperienced, naive, uneducated, or a hysterical woman that doesn’t understand the inspection process or home construction. If you want your home thoroughly inspected, don’t use Mr. Hunt!

Aaron does fantastic work! He took his time with his inspection of my home and was thorough and attentive through the whole process. He was patient, thoughtful, and responsive with me, a first-time home buyer who had a ton of questions during and after the inspection. And when I shared Aaron’s inspection report with friends who have more home buying experience than me to get their insights on what repairs to seek from the seller, several of them commented on how extensive and detailed the report was—one even said they wished their home inspector had been half as considerate as Aaron in the scope and focus of his work and report. I’m also thinking about how responsive Aaron was when I first reached out to him. I recall that he was traveling and returned my first call while he was between airports making a connection. He went out of his way to make himself available, which was a huge help because we were working with a fairly tight timeline. Overall, Aaron helped make my first experience buying a home a lot less stressful than it could have been. That’s something I deeply appreciate and I won’t soon forget it. Short version: 10//10, I’d highly recommend working with Aaron and plan to refer friends his way in the future!
