Guardian Basement Waterproofing

Installed a drain tile system in basement of my city row house to address flooding issues. Highly recommend this company, they are thorough, reliable and efficient with reasonable pricing.

Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, "Your system is clogged." He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would. ***Follow up to your comment. You know you were wrong with the way you handled my situation. The service provided was extremely poor, you did not know what you were doing and were not experienced enough to fix my basement issue. I would have rather you said that you cannot fix it instead of taking my money and offering a guarantee that is not worth the paper it’s written in (that comment was taken from another customer of yours). The reason my husband asked you to leave was because you looked at the floor, a cement floor, and said the system is clogged. Your guarantee does not cover clogs, how convenient. Any future customers, I’d advise that you do your research, inquire on the complaints filed with the state, be sure you use the correct license number because there are multiple. They may have been in business for 42 years but again check the complaints there’s plenty. I have learned my lesson!.

Great company, from the FREE estimate,to the completion of the job,everything was great. I like the fact they sent someone that knows exactly what they are talking about,and not just trying to sale you. I did in fact have another company come, and the guy they sent didn't really know much,just read off his tablet. The work he recommended, was nothing like what Guardian did. So I'm happy with my choice, I can enjoy my basement water freeeeeeeee. Sump pump installation

They replaced a sump pump that I wasn't convinced I needed and I still have the original issue that I called them about. Also, If you're not 100% sure that you want the work done, don't sign the proposal. According to them it becomes a contract once you do and they will not let you out of it. A forced customer is never a happy customer. I would not use them again or ever recommend them to anyone.

Joel and his crew have worked on two houses I lived in and both times the work was fantastic! I appreciate and trust Joel's thoughtful evaluation and consideration of the best approach to waterproofing my basements and his professionalism. The work itself was done in a timely and efficient manner. The best part is that my basement is dry, even after days and days of heavy rain!!! If I could give them 10 stars, I would. (Julie Karp)

They can come an install a french drain. Its quick and I'm sure they have done thousands of them.However, that did not solve my basement water problems. They installed a french drain in my townhouse and it worked as it should. I used them for my single family home and they quickly determined that I needed a french drain. I still have the same problem of water building up in my block walls with a mildew basement. After several emails and phone calls I was told by Mr. Anderson that they were backed up on jobs and he would get back to me. It's been two years and I'm still waiting for his call. Their warranty is not worth the paper it was written on. I spent a lot of money with not results and no response from the company.

If all you need is a french drain installed, these guys are fine. The laborers are friendly and quick. I had problems with water coming into my basement and the sales people insisted I needed an interior french drain when I thought I needed the concrete pad replaced in my yard. After a lot of convincing, I went with the french drain which did not solve the problem. After a lot of arguing, I was able to get them back out to replace a poorly installed (by them) sump pump/roof drain which was the source of water coming into my basement. I should have spent the $2,000 on replacing my concrete pad instead of an interior french drain that literally does nothing.
